What to expect, what not to expect, after all - Its definitely a bargain right now
OK, the Bulgarian Lev is tied to the Euro, the Euro is strong against the pound and therefore the pound is now weaker against the Euro. When a Bulgarian seller pays for a property from the original owner, they pay in Bulgarian Levs (BGN) so each week that goes by the more it costs to buy a house from the original owner, also property values have increased hugely in Bulgaria over the past few years.
Bulgarian property prices on EBay have FELL, that's right, prices have went down on EBay for Bulgarian property. We have scanned through our sales records, and between the start of the 4th quarter of 2007 and now (September 2008) end auction prices have slowed down so much that there is only a couple of other full time sellers apart from ourselves, most have went out of business or just sell from their offices in Bulgaria now as they then get the "Street" prices for the houses.
Now, take into account that the recession that Britain has been clambering to hit for a long time now, hasn't hit Bulgaria, Bulgarian property values are increasing, deals are still being done in Bulgaria and the country is prospering.
So, to cap it up, compared to last year, we estimate that country property (The kinds that we auction here on EBay) prices have went down by about 1/3 compared to most of last year.
You are now getting much more for your money buying Bulgarian property, which is going up in the estate agents windows, up on the street and up in the glossy ads, but down on EBay.
So, you win a house for £4000, a bargain, certainly. You've got a house, with electricity and mains water and most likely a much bigger garden than you have in the UK
What not to expect:
Dont expect the house to be modern
Dont expect an inside WC, Bath or Shower unless stated otherwise
Dont expect all the walls to be straight and plastered
Dont expect the village to have 5 supermarkets, an ultra posh Coffee shop and a doggie parlour
Dont expect a house like yours in the UK, yours cost over £50k, one you will buy in Bulgaria on EBay will probably be 10x less.
What to expect:
Expect old wallpaper, falling off and sometimes damp
Expect to do some plastering
Expect to have to fit an inside shower and WC (Unless otherwise stated in the listings)
Expect to have to renew the septic tank
Expect to have to travel by car for your shopping and to eat out (Unless you are brave most public transport in Bulgaria is unreliable, too hot in summer and too cold in winter)
Expect to have to do some work on your house
Why? Because for £4000, it is now very hard to buy these houses on the ground now at a price below £4k, end auction prices on EBay are very low, many Bulgarian property auctions are finishing with the properties well under value, this is why so many sellers have went out of business.
We struggle to find properties to sell here on EBay that will make any profit, all the legwork and checking of documents, only about 1 in ten properties viewed end up on EBay.
So, its a buyers market, make the most of it and enjoy the low prices that are here on EBay now for Bulgarian property, don't expect too much for £4000 and enjoy your new hone, enjoy Bulgaria!
